What is a FSBO?
The acronym FSBO (pronounced fis-bo) stands for the phrase "For
Sale By Owner". Everyday, more and more smart home owners are deciding
to market their own homes. By avoiding to pay the high commission rate that
most Real Estate agents still charge, these home owners are able to save
a tremendous amount of money! Due to the Internet and it's success, this
fantastic money-saving trend is growing steadily all over the country and
right here in our local market too!
BEWARE! Many Real Estate agents are not truly concerned with getting you "top dollar" for your home. After all, your home will be easier to sell at a lower price and the difference in the agents "commission" is often not worth the "extra" effort it would take to sell at a higher price. Do the math for yourself... you'll probably be shocked!
Why not do yourself a favor and KEEP all the commission for yourself!
Remember, by selling your home "By Owner" you will be able to
offer your home at a lower price, sell your home faster and STILL keep more
of your own money at closing! So don't wait! Call our office today and we'll
be glad to show you how we can help you save money too!
Get The Facts!
A properly PRICED and ADVERTISED home will practically SELL
ITSELF!
Myth: Agents do all the work and advertising when
you hire them to sell your home.
Reality: Attorneys prepare all the legal documents normally used by agents.
Title companies prepare all the closing documents and perform the closing.
Mortgage lenders provide the financing and prepare the buyer for closing.
Most agents will spend their time and advertising dollars promoting themselves
and very little on advertising your home.
Myth: You have to "list" your home on
the Multiple Listing Service (MLS) in order to sell.
Reality: In some cases, listing on the MLS can actually slow the sale of
a home. Today, many smart buyers shop private (FSBO) homes first. As they
also want to save money by not paying an agents commission! Plus, most buyers
do not have access to the MLS; usually just agents and appraisers. But the
Internet is making the MLS a thing of the past! Buyers do not have to rely
on agents to find or view homes online. Last year, our website (www.fsbo-guide)
was visited over 700,000 times! That's almost 2,000 visits a day!
Myth: Selling BY OWNER is very risky and could
cause you to be at financial risk.
Having an attorney represent you when buying or selling Real Estate is always
a wise decision. When you sell a home "By Owner" an attorney is
even of greater value. In addition to providing you with all the necessary
state specific and locally required forms, drafting the purchase agreement
and attending your closing; some attorneys are now even offering "dual-role"
services such as title preparation or even broker-oriented advise. Even
with such individual and specialized service, most Real Estate attorneys
will only charge a flat fee that is still considerably less than the commissions
normally charged by a Realtor.
